Service lines
How a job runs
Four steps, and you know the price before step three.
Tell us the address
Square footage, story count, panel count, lot size — whatever applies. Photos help but aren't required.
We quote it flat
A written price for the scope described, usually same day. No on-site pressure, no per-hour surprises.
We schedule and show
You pick the day, we give a two-hour window and text when the crew is en route.
You approve, then pay
Walk the work with us. Invoice goes out after you're satisfied — card, ACH or check.
Why one company for all of it
The same crew, twice a year
Recurring exterior work means someone who knows your house is on the property regularly — and notices the failing seal, the clogged gutter, the panel that's shaded now.
Internet handled like a trade job
Most people order internet online and hope. We check what's actually available at your address, order the right plan, and are there for the install so the Wi-Fi reaches the back bedroom.
One invoice, one phone number
Lawn, glass, panels and connectivity on one account. Bundle the recurring services and the per-visit price drops.
Services
General home maintenance, plus the connection.
H&N Assets covers the recurring outside work most homeowners put off, and the one indoor utility that everything else runs on. Below is what each service actually includes — not a list of adjectives.
Also available on request
Gutter clean-out
Debris removed by hand and bagged, downspouts flushed, roofline photographed. Best paired with a fall window cleaning.
Pressure washing
Driveways, walkways, patios and fence lines. Surface cleaner on flatwork so you don't get wand stripes.
Seasonal cleanup
Leaf removal, bed edging, shrub shaping and haul-off — typically late November and again in March.
Service · Window Cleaning
Glass that disappears, including the hard-water film.
North Texas water is hard, and sprinkler overspray bakes mineral deposits onto the panes it hits. Ordinary washing takes off dirt and leaves the film. We treat the deposits, then finish the glass so it's actually clear.
What's included
- Exterior and interior glass — squeegee-finished, edges detailed by hand.
- Screens — removed, washed, dried and reinstalled in the same opening.
- Tracks and sills — vacuumed and wiped, not just brushed out.
- Frames — exterior frames wiped down as part of the pass.
- Hard-water spot removal — quoted separately when mineral etching is present, because it's a different job than washing.
- Second story — purified-water fed pole from the ground where access allows; ladder work where it doesn't.
How we price it
By pane count and story height, not by the hour. A pane is a single piece of glass — a nine-lite window counts as nine small panes, and we price small panes lower than large ones. You get the count and the number before we schedule.
Common questions
How often should windows be cleaned?
Can you get the spots off, or are they permanent?
Do I need to be home?
What about rain right after?
Service · Solar Panel Cleaning
Dirty panels make less power. That's the whole argument.
Dust, pollen, pollen-glued dust, and bird droppings all block light before it reaches the cell. In a dry, dusty climate with long stretches between real rain, soiling losses commonly run in the single digits and climb into the double digits on neglected arrays — and a single dropping shading one cell can drag down an entire string.
How we clean
- Deionized water only — no soaps or detergents, which leave a residue that attracts more dust and can attack the anti-reflective coating.
- Soft-bristle brush on a water-fed pole, agitating from the ground or the roof edge.
- We do not walk on modules. Microcracks from foot pressure don't show up until your production does.
- Frames and gaps cleared so debris doesn't dam water along the lower rail.
- Spot-free dry — deionized water evaporates without leaving mineral marks, so no wiping the glass dry.
- Production note — we ask you to pull your monitoring app before and a few days after, so you see the delta rather than take our word for it.
Common questions
How often do panels need cleaning in DFW?
Will this void my panel warranty?
Can you clean while the system is producing?
Do you service ground mounts and commercial arrays?
Service · Lawn Care
Cut at the right height, on the same day every week.
Most lawn problems in North Texas are mowing problems. Scalped St. Augustine invites weeds and bakes the crown; Bermuda left long goes stemmy and thin. We set the deck to the grass you actually have and keep the schedule so the cut never takes more than a third of the blade.
Every visit
- Mow at the height your turf type wants, with the direction alternated between visits so the grass doesn't lay over.
- Edge along driveways, walkways and curb with a blade edger — a clean vertical line, not a string-trimmer scallop.
- Line-trim fence lines, beds, posts, AC pads and tree rings.
- Blow down all hard surfaces, including the street gutter in front of the property.
- Gates left as found and photographed closed on request.
Cut heights we run
- St. Augustine3.0–4.0 in
- Bermuda1.5–2.5 in
- Zoysia1.5–2.5 in
- Tall fescue (shade)3.0–4.0 in
Common questions
Weekly or biweekly?
Do you bag the clippings?
What about fertilizing and weed control?
What if it rains on my day?
Service · Fiber & Fixed-Wireless Internet
We find out what your address can actually get — then make it work.
Coverage maps lie by street, not by neighborhood. One side of a block has fiber to the home and the other side doesn't. We check availability against your exact address, walk you through what's real, place the order, and stay involved through install day so the service you paid for is the service you're using.
Wired: fiber to the home
- Symmetrical speeds — upload matches download, which is what actually matters for video calls, cloud backup, security cameras and anyone working from home.
- Low, stable latency — no shared-node slowdown at 8pm the way copper and coax networks see.
- ONT placement — we make sure the terminal lands somewhere sensible, not behind the water heater.
Wireless: fixed wireless & 5G home internet
- For addresses fiber hasn't reached — and for rentals, shops, barns, job-site trailers and anywhere a trench isn't happening.
- Placement matters more than the plan — we position the receiver for the strongest signal instead of leaving the gateway on the kitchen counter.
- Fast turn-up — often live the same week, sometimes the same day.
The part most people skip
A gigabit circuit still gives you two bars in the back bedroom if the Wi-Fi is wrong. We set up the router, place mesh nodes where they'll actually backhaul, split or steer bands as needed, and test throughput in the rooms you care about before we leave. Bring your own equipment or use the carrier's — we'll tell you which is worth it.
Common questions
Do you charge for this?
Which carriers do you work with?
How much speed do I actually need?
Do you handle business accounts?
Service Area
We cover the Dallas–Fort Worth metroplex.
Routes run out of the northeast metroplex, so Collin County and northeast Dallas County get the tightest scheduling. We serve the rest of DFW with slightly longer lead times. If your city isn't listed, ask anyway — if we can't get there, we'll say so instead of stringing you along.

About
A small company that shows up when it says it will.
H&N Assets LLC is a Texas limited liability company serving homeowners and small businesses across the Dallas–Fort Worth metroplex. We do the recurring exterior work that keeps a property from sliding — glass, solar panels, turf — and we handle the internet connection that everything inside the house depends on.
The reason those live under one roof is practical. Recurring maintenance puts us on your property several times a year, which means the relationship is already there when the internet drops or a new build finally gets fiber on your street. You call one number instead of finding three companies and vetting all of them.
How we operate
- Flat quotes in writing. The price is set before work starts and doesn't move unless the scope does — and scope changes get your approval first.
- Real arrival windows. Two hours, with a text when the crew is on the way. If we're running late you hear it from us first.
- We say no. If a job needs a licensed trade, a different tool, or simply isn't worth your money, we'll tell you and point you somewhere useful.
- No long contracts. Recurring service is month to month. Cancel with a week's notice.
Credentials
H&N Assets LLC is registered in the State of Texas. Certificates of insurance are available on request, and we're glad to send them to a property manager or HOA before the first visit. We don't perform work that requires a trade license we don't hold — where a licensed trade is required, we'll tell you up front.
